1. Not properly preparing the home. This includes setting the right price, organizing, and cleaning the house. Avoid setting the price too high, as it may deter potential buyers, or too low since it could result in you losing money.

2. Trying to get too many appointments. While it’s the Realtor’s responsibility to attract interested parties and arrange appointments, in most cases, it’s up to the homeowner to approve or decline them. To streamline this process, create a schedule before listing your home and indicate the available time slots for visits so that both other agents and potential buyers are aware of when they can come. This ensures a smoother and easier process for booking appointments. Moreover, having a predetermined schedule means you won’t find yourself constantly having to leave your home for last-minute showings.

3. Underestimating closing costs. Before listing the home, have a clear understanding of all closing costs involved, even if they are approximate due to final sale price considerations.

4. Reviewing offers without an open mind. Don’t solely focus on the highest price when evaluating offers. Look at all the terms involved, such as the down payment, financing details, and purchase timeline.

5. Not understanding the selling process. Have a comprehensive understanding of the entire selling process, including the roles of various individuals involved, such as real estate agents, attorneys, home inspectors, loan officers, title companies, appraisers, and surveyors. This will help you coordinate and navigate the process smoothly.
